Ipotechni_kreditiThe purpose of the facility is as follows:

Purchase of a real estate for residential or non-residential use at semi-finished state, for construction, completion, refurbishment or repair works of real estates; refinancing of mortgage loans extended by other banks (directed loans)

Consumer needs (non-directed loans)


The maximum loan amount is:

Up to 90% of the market value of the real estate for loans with verified income of the applicant

Up to 70% of the market value of the real estate for loans with unverified income of the applicant


The maximum loan maturity and grace period is:
For directed loans:

Up to 25 years for loans with verified income

Up to 20 years for loans with non-verified income

Grace period from 12 to 18 months, depending on the loan purpose


For non-directed loans:

Up to 20 years for loans with verified income;

Up to 15 years for loans with non-verified income;

Grace period is up to 3 months.


The interest rates are as follows:
For purposive loans:

With verified income - from 9,75% for EUR facilities, and from 9,25% for USD facilities.

Without non-verified income - from 12,75% for EUR facilities, and from 12,25% for USD facilities.


For non-purposive loans:

With verified income - from 10,75% for EUR loans, and  from 10,25% for USD facilities.

With non-verified income - from 13,75% for EUR loans, and from 13,25% for USD ones.


Fees and commissions:
One-time loan utilization fee:

Facilities with verified income- 1,5% on the approved loan amount;

Facilities with non-verified income - 1, 7% on the approved loan amount.


Annual management fee:

 0,2% on the loan principal due;

 12 EUR for loans collaterized with a pledge on a deposit.


Processing of the loan papers:

With verified income - EUR40-80;

With non-verified income - EUR50-90.


Early repayment (partial or total) fee:

With own funds - 3%;

With refinancing from another bank - 5%.


Real estate assessment (on the loan amount):

For a residential property - 0,3%;

For a non-residential property - 0, 5%.


Engagement fee to the seller - 1% of the amount for the time of the engagement. Solvency After repayment of the loan instalment, the remainder of the applicant’s income shall not be less than BGN 100 for any family member. Collateral First ranking mortgage on a real estate property (owned by the loan applicant or third person), approved by the bank. The insurance of the property, which covers fire, natural calamity and earthquake risks.
